Investment Process

Prior to State City Investments acquiring any property, a comprehensive process is undertaken.

  • Property indentified through ongoing market analysis

Preliminary Assessment

  • Location and age of property
  • Market segment
  • Financial model
  • Lease profile
  • Tenant profile
  • Purchase yield analysis
  • Preliminary risk analysis

If all the above are in to our satisfaction, we submit the opportunity to our partners and investor clients for their own individual assessment. Once we have received confirmation from those wishing to partner us we move forward to formalising an offer subject to further due diligence.

Due Diligence

  • Valuation
  • Building condition report
  • Mechanical, electrical and environmental reports
  • Detailed lease review
  • Service and maintenance agreement review
  • Financier assessment
  • Certificate of Title review

Once all the above are complete the contract is progressed to an unconditional offer stipulating the day of settlement. State City Investments advises investors of all key dates and milestones throughout the due diligence process.

The contract is executed.

  • Day to day management of the property
  • Collection of rent and outgoings
  • Interest on debt funding paid
  • Monthly distributions paid to shareholders
  • Monthly financial report and annual audit sent to shareholders
